Today's commercial real estate world is still crowded with many competitors, although the on-going recession that has plagued the country the last several years continues to put a damper on new projects, while eliminating some of the weaker firms. To be able to consider a new project today, a developer has to have a combination of well-heeled investors, their own funds, and banks that are willing to provide both the construction loan to complete the project, as well as the permanent loan to retire the construction loan and provide long-term financing, typically up to 30 years. In the current economic environment, this blend of requirements is not always easy to achieve. But if these requirements can be met, and the developer feels that there is a demand in the market for the specific project they want to build - be it a residential building, shopping center, an office building or a warehouse complex - they need to have an integrated team of professionals working in concert to make it a reality. It all starts with a property, or potential list of properties that might be appropriate for the specific project. A good land-use attorney must first get involved, to ensure that the local or state regulations will allow for the type of project the developer has in mind, and if there are some variable conditions that must be met, they must ensure that they in fact can be. If there are issues with zoning or setback issues which would impede the project, the land use attorney needs to ensure that they can be resolved satisfactorily before the potential project goes any further. Assuming that these hurdles are overcome, the developer would then buy the property with the blend of investment funds and financing that he has assembled, and the next phase of the development process can begin. Architects and engineers would be the professionals most likely to be engaged next. The engineers would examine the condition of the soil, and determine what type of reinforcements or construction materials would be required to provide a solid foundation for the building. Working in conjunction with the architects, they would begin to define and design the ultimate building, or series of buildings, that would be eventually built on the site. Even during these initial phases, way before construction has even begun, it is important for the developer to engage the final, and perhaps most important part of his overall team. To make his vision a reality, the developer needs to seek a professional commercial construction MN firm, who has the expertise and professionalism to transform the final plans into the finished product, on time and within the predetermined budget. Apart from providing quality construction and effective cost management, a commercial construction firm can also provide inputs on the latest green technologies, which will be of great benefit to the developer and his future tenants, while helping to protect the environment. All of these functions can be brought together under one firm, whose integrated solutions cover the entire span of building construction. One of the best firms in Minnesota, which has been around for over 30 years, is the Shingobee Company. Go to www.shingobee.com to learn more about all the services they can provide to make your commercial construction experience a pleasant and successful one. Nutrient Drink Might Boost Memory in Early Alzheimer's: Study

MONDAY, July 9 (HealthDay News) -- A daily drink combining several nutrients appears to help people with early Alzheimer's disease improve their memory, a new study suggests.

As Alzheimer's progresses, patients lose their memory as synapses (connections between brain cells) deteriorate, according to background information included in the study. The new drink, called Souvenaid, may actually stimulate the growth of new synapses, said the drink's inventor, Massachusetts Institute of Technology scientist Dr. Richard Wurtman.

But more research is needed before the drink could be made available to the public. And, even then, consumers should exercise caution, said William Thies, vice president for medical and scientific affairs at the Alzheimer's Association.

Nutricia, a division of Dannon, sponsored the study. MIT has a patent on Souvenaid, and Nutricia has the exclusive license on the patent.

"Existing data now suggests that it may be possible to receive something that will sustain cognition in people with Alzheimer's disease with a limited concern about side effects," Wurtman said.

Previous experiments in animals showed that giving them the three compounds included in the drink increased the production of synapses improving brain function, he said.

For the new study, nearly 260 early Alzheimer's patients in Europe drank either Souvenaid or a placebo for six months.

During the first three months of the study, patients in both groups showed improved memory. After that, however, patients taking the placebo had a decline in memory. In contrast, patients taking Souvenaid continued to show improved memory on tests used to assess Alzheimer's patients.

Whether Souvenaid will slow the progression of Alzheimer's isn't known. There is, however, a longer trial going on that might answer that question, Wurtman said. "I don't think it has any effect on the fundamental diseases process, but we'll see," he said.

The report was published in the July 10 online edition of the Journal of Alzheimer's Disease.

The drink combines three ingredients: choline, uridine and omega-3 fatty acids.

Choline is a B vitamin found in meats, nuts and eggs, and omega-3 fatty acids are found in fish, eggs, flaxseed and meat from grass-fed animals. Uridine, which is produced by the liver and kidneys, is also found in some foods as a part of RNA, which helps make protein in the body.

These nutrients, along with other proteins, are essential for making brain-cell membranes that form synapses. To be effective, all three compounds must be given together, the researchers said.

Nearly all patients drank the nutrient cocktail consistently throughout the study, and there were no serious side effects, the researchers reported.

To show the drink's effect on the brain, patients underwent electroencephalography (EEG) throughout the trial. During the study, the brains of those taking the drink shifted from patterns of dementia to more normal ones, the researchers found.

Since EEG patterns reflect the activity of synapses, this result suggests that synaptic function increased with treatment, the researchers said.

An earlier study found that patients with more advanced Alzheimer's did not benefit from Souvenaid, most likely because brains cells had already been lost so new synapses couldn't develop, Wurtman said.

There are as yet no plans to market Souvenaid, so the cost hasn't been established, company spokesman William Green said.

"Souvenaid is a test product in development, which is still undergoing clinical trials," Green said. "No plans for the introduction of Souvenaid to the market -- either in Europe or the U.S. -- have been confirmed. It is probable that any introduction would take place first in Europe."

An ongoing study will evaluate the product over two years. If it appears to have a positive effect, then it may be something that could benefit patients even before definitive symptoms of Alzheimer's appear, Wurtman said.

Thies, of the Alzheimer's Association, is very cautious about the benefits of Souvenaid.

"Medical foods do not have a requirement for FDA premarket approval, but they do have a requirement for having a scientific foundation and some evidence of efficacy," he said. "But they don't have the kind of data we would find for a medication."

That makes it difficult to make a clear-cut statement about the value of the product, he said.

"There isn't a clear diet that prevents you from getting Alzheimer's disease or improves your memory," Thies said.

In addition, medical foods for Alzheimer's most likely won't be covered by insurance, he said.

"You are making a judgment without the protections you have when dealing with a medication," Thies said. "You're going to be making a decision using your own funds and we would advise anybody to make sure they understand what the product offers and make sure they understand what it's going to cost."

US job openings rose in May, good sign for hiring

(AP) ? U.S. employers advertised more jobs in May than April, a hopeful sign after three months of weak hiring.

Job openings rose to a seasonally adjusted 3.6 million, the Labor Department said Tuesday. That's up from 3.4 million in April. It's also the second-highest level in nearly four years, just behind March's 3.7 million.

Still, layoffs also increased, an indication that the job market is still struggling.

A rise in openings could mean hiring will pick up in the coming months. It typically takes one to three months to fill a job.

Even with the increase, the competition for jobs remains fierce. There were 12.7 million unemployed people in May, or an average of 3.5 unemployed people for each open job. In a healthy job market, the ratio is usually around 2 to 1.

And hiring has slowed sharply this spring. Employers added only 80,000 jobs in June, the third straight month of weak hiring.

For the April-June quarter, the economy has added an average of only 75,000 jobs a month. That's just a third of the 226,000 jobs a month added in the January-March quarter.

The unemployment rate remained stuck at 8.2 percent in June. The slowdown has raised concerns that the sluggish economy is weakening further.

Wages for those who have jobs are barely keeping up with inflation. Without more jobs and higher pay, consumers won't have the income needed to fuel more spending and economic growth.

The slow pace of hiring also suggests businesses aren't confident enough in the economy to add permanent employees. Nearly a third of the jobs added last month were temporary hires. That is usually seen as a good sign, because it indicates employers need more workers and will soon hire permanently. But many economists now say it suggests that companies are simply reluctant to workers for the long term.

Overall, the economy isn't growing fast enough to generate much more jobs. The economy expanded at a 1.9 percent annual rate in the first three months of the year, down from a 3 percent pace in the final three months of last year. Growth likely didn't pick up much in the April-June quarter, economists say.

(AP) ? Na Yeon Choi was cruising to victory in the U.S. Women's Open when her trademark consistency suddenly deserted her.

After yanking her tee shot into the woods on the 10th hole, Choi wound up making a triple bogey ? cutting her lead over playing partner Amy Yang from five to two strokes.

"That moment, maybe I thought I might screw up today," Choi said. "But I thought I needed to fix that. I can do it. So I tried to think what I have to do."

Choi birdied the next hole, danced around a few more potential pitfalls on the back nine and went on to win by four strokes Sunday at Blackwolf Run.

It's the first major and sixth career LPGA Tour victory for the 24-year-old South Korean star, who came into the tournament ranked fifth in the world.

Choi shot a 1-over 73 on Sunday and finished at 7 under. Yang, also from South Korea, had a 71 to finish second.

Choi's victory comes at the same course where Se Ri Pak won the Open in 1998, a victory that inspired Choi and many other young South Koreans to try to make it on the women's tour.

"And 14 years later I'm here right now, and I made it," Choi said. "My dreams come true. It's an amazing day today, and like I really appreciate what Se Ri did and all the Korean players, they did. It's really no way I can be here without them."

Pak was among a group of friends who met Choi after she putted out on the 18th green, showering her with hugs ? and victory champagne.

"She (said), 'Hey, Na Yeon, I'm really proud of you. You did a really good job, and you (were) really calm out there,'" Choi said. "She talked to me a lot, and she was hugging me."

Choi is the fourth South Korea player to win the event in the five years, following Inbee Park (2008), Eun-Hee Ji (2009) and So Yeon Ryu (2011).

And while Choi's performance on the 10th wasn't pretty, she could afford to have one bad hole Sunday thanks in large part to her remarkable performance Saturday when she matched the fifth-lowest round in Open history with a 65.

Choi and Yang were the only players to finish the tournament under par.

Yang was expecting Choi's best effort.

"I knew she was going to play well," Yang said. "She's very consistent player."

Sandra Gal of Germany shot a 74 and finished at 1 over. Il Hee Lee of South Korea, Shanshan Feng of China and Italian Giulia Sergas finished 2 over.

Michelle Wie finished at 10 over. After shooting a 66 on Friday to close within a stroke of the lead, she had weekend rounds of 78 and 80.

"Contention for me kind of got my juices flowing and kind of made me want it more and felt like what it was like again," Wie said. "So I'm really looking forward to the next tournament and there's a lot of positives to take from this week."

Top-ranked Yani Tseng finished 14 over, and still needs an Open victory to complete a career Grand Slam.

The afternoon belonged to Choi, who was even through the front nine, making bogey on No. 1 and making a birdie putt on No. 4.

Then she found trouble.

It started on the par-5 10th hole, when she put her tee shot way left into woods and deep rough. Choi was 8 under at that point ? five strokes ahead of Yang, who was 3 under.

After a long delay for a fruitless search for her ball, she went back to the 10th tee with a penalty. Choi wound up with a triple-bogey 8 and appeared to be on the verge of unraveling. Yang made a par on 10, cutting Choi's lead to 2 strokes.

Choi birdied No. 11 but got in trouble again on No. 12, putting her approach shot in the long rough short of the green. She managed to chip out of the rough and hit the green, then rolled in a putt of about 20 feet to save par ? and, perhaps, her Open title.

Choi then came within inches of putting her tee shot in the water on No. 13, but her ball bounced to safety ? appearing to skip twice off of a wall that lined the water hazard ? and she made another par.

She then made birdies on No. 15 and 16.

After taking the lead with her big round on Saturday, Choi talked about how Pak's dramatic 1998 victory was one of the main things that inspired her to success in golf. Choi recalled watching that tournament on television and remembered how it changed her goals, helping her dream of something bigger.

Pak, who finished at 4 over after a 71, was holing out on No. 18 at about the same time as Choi was finishing No. 9. But Pak intentionally stayed out of Choi's way at the time.

"I don't want her to lose her focus, so I'm trying to not give her (a) look," Pak said. "But you know, she's already been there many times. She won five times already, and of course, this is a little different than a regular event. But of course, having a lot of pressure herself, but she's good enough to be out there."

Pak is happy to hear that her victory in 1998 inspired so many people in her country.

"They were watching TV back then, and they didn't know what's going on in golf," Pak said. "And after I won the U.S. Open, they're watching this moment here, and they know what is golf and they think of their dreams."

Romney visits food bank in fire-stricken Colorado

(AP) ? Republican presidential candidate Mitt Romney is visiting a food bank in southern Colorado that's working to help victims of the region's wildfires.

Romney on Tuesday stopped by Care and Share in Colorado Springs to help box up food for firefighters and people displaced by the fires that have wracked the state this summer.

He urged Americans to visit Colorado despite the fires to keep its tourism industry thriving. He toured the food bank and met behind closed doors with victims of the fires.

Romney is set to fly to Houston Tuesday evening ahead of a planned speech to the NAACP annual convention on Wednesday morning.

Google Scholar Advanced Search - LISTSERV 15.5 - MEDLIB-L ...

The advanced search is the little arrow inside the search box, so while it is not gone it is, in fact, hidden and unlabeled so as to make it much less useful to the general searching population. It has become another piece to teach (until it is changed again, of course). It's not the best advanced search, but does allow some limits. In response to this: "Advanced search no longer exists in Google Scholar that greatly limits the tools and tricks one can use in refining searches done in that all important tool. If anyone has found a new hiding place for this advanced search, I would be delighted to know it. On some Google search tools it used to be at the top of the search page, it is now at the bottom of many Google search tool pages, where it still exists." Dillard" <[log in to unmask]> Subject: Re: Fwd: Free Onine Course: Power Searching with Google On this topic, I put together a list of some sources that teach Google searching techniques some time ago, so some of the links to websites may be dated. Here is the link. Tips and Guidance for Searching Google Websites, Books, and Articles Providing Tips and Guidance for Searching Google http://groups.google.com/g/27d7fdea/t/e1fd83697bf063db/d/7146f0e32277042e Also Found At This URL: http://groups.yahoo.com/group/Net-Gold/message/25096 It also should be noted in this regard that it seems to me that Google searching tools change on an alarmingly regular basis and it also seems in many cases not for the better. For example: Quite a while ago, Google Uncle Sam was deleted from the world. One can go to advanced web search Google and limit to the domain gov or the domain mil to find search results limited to government sources. Advanced search no longer exists in Google Scholar that greatly limits the tools and tricks one can use in refining searches done in that all important tool. If anyone has found a new hiding place for this advanced search, I would be delighted to know it. On some Google search tools it used to be at the top of the search page, it is now at the bottom of many Google search tool pages, where it still exists. Google News Archive as a separate is not to be found. One must conduct a search in Google News, then click on advanced search, then on "date added to Google News" and then on "In Archive" to see content from Google News that is not just in the current month or so. In Google Books, on the "About this Book" web page for each book, the citation used to be at the top of the screen. It is now much more usefully placed at the bottom of the page to improve the physical fitness of the mouse arm. Many books in Google Books no longer have a link for "Find in a Library" The steady diet of change in the Googles almost makes it necessary to specify in training about Google, what month and year of Google the training provided applies to. Hence for one step and out kind of searching, Summon at any subscribing institution and SCIRUS are good alternatives to or supplements to Google databases. Perhaps Google search training seminars should be named "Searching Google du Jour".
